Lot Clearing in Kilgore, TX

Bought a wooded lot to build on? I open the pad, the drive and the yard and leave the trees that make it worth living there.

Lot Clearing in Kilgore

A lot of the ground changing hands around Tyler right now is wooded acreage bought by people moving in from Dallas or Houston who want a house in the trees. Lot clearing is turning that raw parcel into a place a builder can work: opening the footprint for the house, the driveway and the septic area, taking out the trees in the way, grinding the stumps so nothing sprouts under the slab, and mulching the understory on the rest so the lot is walkable and clean. I clear lots across Smith County, from one-acre homesites in Flint and Whitehouse to five and ten-acre ranchettes in Bullard, Lindale and Chandler and lake lots around Lake Palestine and Lake Tyler. The mistake I see most is over-clearing. Mature loblolly pines and post oaks take a lifetime to replace, and they are the reason the lot cost what it did. I plan the clearing around where the house, drive and utilities go, leave the trees worth keeping, and hand the builder a lot that is ready for his dirt crew instead of a bare sand pad baking in the sun.

Land clearing in Kilgore

Kilgore sits on the Gregg and Rusk county line about 25 miles east of Tyler on Hwy 31, the town that the East Texas Oil Field built in 1930 and still wears it: the derricks of the World’s Richest Acre downtown, the East Texas Oil Museum at Kilgore College, and old lease ground on every side. Hwy 42, Hwy 135 and Hwy 259 run out of town through pine timber and pasture, I-20 and the Sabine River bottom are just north toward Liberty City, and the Rusk County side to the south is pine plantation and ranch country. The land here has a history under it: old well pads, lease roads, pipeline rights-of-way and tank battery sites that have grown shut with yaupon and sweetgum since the field slowed down. I reopen those roads and rights-of-way, mulch the brush off old pad sites so the acreage is whole again, clear homesites and drives for people building off Hwy 42 and Hwy 135, underbrush wooded tracts, clear fence lines on the ranch ground south of town and take out the hazard pines near homes. Sandy ground, fast-growing brush, and a lot of iron in the way means I walk every tract first, flag what matters, and price it by the acre or the job before the machine shows up.

  • Wooded and brushy lots opened for a house, shop or barn
  • House pad, driveway and septic area cleared with working room
  • Trees in the footprint removed, stumps ground below grade
  • Understory mulched so the rest of the lot is clean and walkable
  • Mature pines and oaks worth keeping left standing
  • Lot left ready for the builder and the dirt contractor

Common Clearing Scenarios in Kilgore

The land clearing jobs I see most around here, and how I handle them.

Old oil field ground with roads and pipelines grown shut

Much of the acreage around Kilgore carries lease roads, pipeline strips and old pad sites from the boom. I walk the tract to find the wellheads and markers, then reopen the roads, clear the rights-of-way to width and mulch the pads back into the rest of the land.

Pine plantation edges and thick yaupon

Gregg and Rusk county timber is dense loblolly with a yaupon understory you cannot see into. I underbrush homesites and recreational tracts so they are open and walkable while the pines stay for shade and value.

River-bottom ground north toward the Sabine

Land toward Liberty City and the Sabine bottom stays wet and grows brush fast. I schedule it for dry weather and mulch rather than scrape so the soft ground is not rutted into a mess.

Lot Clearing in Kilgore: FAQs

Do you work in Kilgore and Liberty City?
Yes. Kilgore is about 25 miles east of Tyler on Hwy 31, inside my radius, and the ground from Liberty City down through Kilgore into Rusk County is part of my regular area.
Can you clear around old wellheads and pipelines safely?
Yes, and it starts with the walk. I locate and flag wellheads, pipeline markers and anything else sticking out of the ground before the machine starts, and keep a clear margin around them. If you have a plat or the operator’s map, bring it.
Can you reopen a lease road so I can reach the back of my place?
That is a common job here. I mulch the road to a drivable width, clear the overhanging growth and leave a buffer on each side so it stays open. Same for pipeline and power line rights-of-way crossing the property.
I just bought a wooded lot near Tyler. Where do we start?
Walk it with me, with your site plan if you have one. I need to know where the house, the drive and the septic field are going so I clear what the build requires and keep the trees worth keeping. From there you get a price for the clearing, and once it is done the lot is ready for your builder and his dirt crew.
Do I need the whole lot cleared or just the pad?
Usually the pad, the drive, the septic area and a working buffer around them. The rest of the lot is better mulched than cleared, so it stays shaded, walkable and clean without losing the trees. Over-clearing is the most common regret I hear about after a build.
Will the lot be ready to pour when you are finished?
It will be cleared, stumped and mulched to clean ground. Building the pad, compacting it and cutting the drive base is dirt work, and that is a separate contractor who comes behind me. I leave the lot in shape for him and I will tell you exactly where my part ends.
