Fence Line & Right-of-Way Clearing in Flint, TX

Overgrown fence rows, property lines, easements and ranch roads cut back to a clean strip you can fence, survey and drive.

Fence Lines in Flint

Fence lines disappear fast in Smith County. Yaupon and briar grow up through the wire, sweetgum saplings push the posts over, and within a few years you cannot walk the line, let alone fix it. Property lines go the same way, and so do pipeline easements, power line rights-of-way and the ranch roads that get you to the back of the place. I clear those strips back to a clean, consistent width the whole length of the line. For a fence that means mulching the brush off the old wire so you can pull it and set new posts, with a buffer on each side so it does not close back in by next summer. For a property line it means opening a clear sight line so a surveyor can find the pins and you can see where your land stops. For easements and lanes it means a strip wide enough to drive and maintain. Linear clearing is its own kind of work: you need a clean edge, a steady width and a machine that can work tight along wire without tearing up the pasture on either side. That is what the mulcher does best, and I do a lot of it on ranchettes and acreage from Lindale to Jacksonville and Canton to Gilmer.

Land clearing in Flint

Flint is the unincorporated country southwest of Tyler along Old Jacksonville Highway (FM 2493), Hwy 155 and FM 346, and it is where South Tyler is growing fastest. Gresham on the north end runs straight into the city, Noonday is just down the road, Lake Palestine is a few minutes west, and the south end of Loop 49 has put all of it within an easy drive of town. The result is that wooded tracts that were pasture or timber for generations are being carved into acreage homesites, and every one of them has the same yaupon understory under the pines and post oaks. I spend a lot of my year in Flint. I open house pads and drives on new lots off FM 2493 and FM 346, mulch understory on tracts so the owner can walk them, clear the lots on the east side of Lake Palestine along Hwy 155 so there is a view, take down dead pines before a storm does it, and clear fence lines for the small horse places that are everywhere out here. The soil is deep sand, which makes mulching the right call: a chip layer keeps a fresh clearing from washing down the slope toward the lake. One operator, one machine, a per-acre or per-job price set after a walk.

  • Fence rows mulched clean so posts can be set and wire stretched
  • Property lines opened for sight, survey and marking
  • Pipeline, utility and access easements cleared to width
  • Ranch roads, lanes and lease roads reopened
  • Clean edge and steady width the full length of the line
  • Mowable buffer left so the line stays open

Common Clearing Scenarios in Flint

The land clearing jobs I see most around here, and how I handle them.

Homesites coming out of old timber and pasture

Flint tracts are selling as fast as they can be surveyed, and most start as pine and post oak timber with a yaupon thicket. I open the pad, drive and septic area, mulch the rest and leave the big trees, so the owner gets a house in the woods instead of a sand lot.

Deep sand that moves when it is bare

The ground between Gresham and Lake Palestine is loose sand that ruts and washes the first time it rains on a bare clearing. Mulching in place leaves a protective chip layer, which is why I do it that way instead of pushing and burning.

Small horse places that need pasture and fence

Flint is full of five and ten-acre places with a couple of horses. I mulch brush back off the pasture, clear the fence rows so they can be rebuilt, and take out the trees in the way of a barn or arena pad.

Fence Lines in Flint: FAQs

Do you cover Flint, Gresham and Noonday?
Yes. This is the middle of my area. Anything along Old Jacksonville Highway, Hwy 155 and FM 346 from the Tyler line down to the lake is a regular drive for me.
How soon after closing can you clear my new tract?
Usually within a couple of weeks of a walk, sooner in winter when the schedule is lighter. If you have a builder waiting on a pad, tell me the date and I will work to it.
Can you open my Lake Palestine lot without clearing it bare?
That is the right way to do a lake lot. I underbrush it, open a corridor to the water and take out dead trees, and leave the oaks and pines for shade. The lot ends up with a view and a yard instead of a sand slope sliding toward the lake.
Can you clear a fence line without wrecking the existing fence?
Yes. I work tight and controlled along standing wire, grinding the brush and briars off the fence without pulling the posts. If the fence is already destroyed by growth through it, I will tell you what is worth saving and what is easier to replace once the line is open.
How wide a strip do you clear?
It depends on what the line is for. A fence wants a strip wide enough to set posts and stretch wire with a mower width on each side. Pipeline and utility easements often have a required width. Tell me what the strip is for and I clear a clean, consistent line to match.
Can you open up a property line so I can get it surveyed?
That is a common job. I clear a sight line along the boundary so the surveyor can find the pins and shoot the line, and so you can see your corners from the road. If you know roughly where the pins are, flag them and I will clear to them.
