Fence Line & Right-of-Way Clearing in Tyler, TX

Overgrown fence rows, property lines, easements and ranch roads cut back to a clean strip you can fence, survey and drive.

Fence Lines in Tyler

Fence lines disappear fast in Smith County. Yaupon and briar grow up through the wire, sweetgum saplings push the posts over, and within a few years you cannot walk the line, let alone fix it. Property lines go the same way, and so do pipeline easements, power line rights-of-way and the ranch roads that get you to the back of the place. I clear those strips back to a clean, consistent width the whole length of the line. For a fence that means mulching the brush off the old wire so you can pull it and set new posts, with a buffer on each side so it does not close back in by next summer. For a property line it means opening a clear sight line so a surveyor can find the pins and you can see where your land stops. For easements and lanes it means a strip wide enough to drive and maintain. Linear clearing is its own kind of work: you need a clean edge, a steady width and a machine that can work tight along wire without tearing up the pasture on either side. That is what the mulcher does best, and I do a lot of it on ranchettes and acreage from Lindale to Jacksonville and Canton to Gilmer.

Land clearing in Tyler

Tyler is the Smith County seat and the biggest town in East Texas between Dallas and Shreveport, and it is growing outward in every direction at once. The city itself is roses, azaleas and old oaks, but drive ten minutes past Loop 323 in any direction and you are in the woods: loblolly pine, post oak, sweetgum and a yaupon understory on rolling red sand. That is the ground I clear. South Tyler is pushing hard down Old Jacksonville Highway and Hwy 155 toward Flint and Lake Palestine, Loop 49 has opened up acreage on the west and south sides that used to be too far out, and east of town the lots around Lake Tyler and Lake Tyler East keep changing hands. Most of the people calling me have just bought five or ten acres and found out the pretty woods in the listing photos are a solid yaupon thicket you cannot walk into. I mulch the understory so you can see your land, open a house pad and drive without flattening the pines, take out the dead and leaning trees, grind the stumps, and clear fence lines so you can finally put up a fence. Pricing is by the acre or the job, set after I walk it with you, and the number does not move once the machine is on your property.

  • Fence rows mulched clean so posts can be set and wire stretched
  • Property lines opened for sight, survey and marking
  • Pipeline, utility and access easements cleared to width
  • Ranch roads, lanes and lease roads reopened
  • Clean edge and steady width the full length of the line
  • Mowable buffer left so the line stays open

Common Clearing Scenarios in Tyler

The land clearing jobs I see most around here, and how I handle them.

Acreage on the south side that was never cleared

The land selling along Old Jacksonville Highway, Hwy 155 and the new stretches of Loop 49 is mostly pine and post oak timber that has never been touched. Buyers want a house in the trees, not a bare pad. I open the footprint and drive, mulch the understory on the rest, and leave the big pines standing.

Red sand that washes the minute it is bare

Tyler sits on sandy, iron-red soil that ruts and gullies after a hard rain if you strip it. That is why I mulch rather than push and burn: the chip layer holds the sand in place on a slope and keeps a fresh clearing from becoming a wash by the first spring storm.

Lake Tyler lots grown shut

Lake lots on Lake Tyler and Lake Tyler East that sat unused for a few years are thick with yaupon and sweetgum right down to the water. Underbrushing opens the view and the shoreline back up while the oaks and pines that shade the lot stay put.

Fence Lines in Tyler: FAQs

Do you work inside the Tyler city limits or only out in the county?
Both. In town it is usually a wooded lot in South Tyler or near one of the lakes that needs the understory cleared or a few hazard trees taken out. Outside the loops it is acreage. If a mulcher can reach it, I clear it.
What does it cost to clear an acre near Tyler?
Yaupon and light brush under mature pines is the cheapest kind of clearing, a few hundred dollars an acre and up. Thick second growth with saplings and small trees runs more. Large trees, stumps and tight work near a house are priced by the job. I walk the property first and you get the real number before I start.
Can you clear a homesite without taking down all the pines?
That is the whole point of working with a mulcher instead of a dozer. I open the house pad, the drive and the septic area and mulch the understory everywhere else, so you end up with a house in the woods rather than a sand lot with a house on it.
Can you clear a fence line without wrecking the existing fence?
Yes. I work tight and controlled along standing wire, grinding the brush and briars off the fence without pulling the posts. If the fence is already destroyed by growth through it, I will tell you what is worth saving and what is easier to replace once the line is open.
How wide a strip do you clear?
It depends on what the line is for. A fence wants a strip wide enough to set posts and stretch wire with a mower width on each side. Pipeline and utility easements often have a required width. Tell me what the strip is for and I clear a clean, consistent line to match.
Can you open up a property line so I can get it surveyed?
That is a common job. I clear a sight line along the boundary so the surveyor can find the pins and shoot the line, and so you can see your corners from the road. If you know roughly where the pins are, flag them and I will clear to them.
